When my regrob relationship manager told me about neptune ramrajya homes in ambivali mumbai. i lked the idea of these homes. i bought a 2 bhk apartment in neptune ramrajya. i may get the posession in 3 years time. neptune ramrajya is also rera certified so no tension for me.

  • It is good for those people who are looking for homes in 2-3 years timeline. I checked Neptune ramrajya for me as I. Looking for ready to move in homes. So I decided to keep this as an investment option only. I will buy rtmi home in ambivali mumbai

  • good for investment only. for the next 3 years there is no development coming in. low price and neptune is a new builder, so you dont know about quality. check rera certificate also. neptune ramrajya is a so so product, homes are very small.

  • i live in ambivali area of kalyan mumbai. i like this location of neptune ramrajya. just 5 minutes from railway station. these people are also presenting nicely. i will go for site visit this weekend with family. may book one for investment.

  • just an average residential project. They are focussing on ramrajya in neptune ramrajya. Ambivali is not a good place to live. i dint like the project.

  • before buying neptune ramrajya. see the condition of neptune swarajya residential project. they booked flat in this project and then cancelled all the project and paid money with 12% interest rate. However i found neptune uptown good. so think a lot before putting your money in neptune ramrajya project. beware buyers!

Please Update, here in Ramrajya once the Booking is Done, We also have to do the Registration, by paying SDR amount, Rest all amount will be after the Possession. Please Ans my Question PNV.

  • I had alloted residence and paid sum of Rs 27000 to Neptune Ramrajya , and I applied a loan for Rs 2350000 in DHFL. but DHFL had issued a sanction Rs2618527/- principal amount EMI of RS.24038/-through whatsup message.. I denied the sanction letter and requested to revise the new sanction letter with principal amount of Rs 2350000/-.My own several request and followups with the DHFL till date i had not received revised sanction letter except orally Neptunes executives assuring me will releasing it later.On the otherside Neptunes executives forcing to me pay stampduty and registration fees worth of Rs.165020/- why should i pay without receiving revised sanction letter. How should I trust DHFL on their oral assurance ? its a tieup between Neptune group and bankers how to exploit the consumer, and assuring fraud promises. so request all investors be careful before making any payment to such fraud cheaters

  • It's not a question of Good or Bad, if you are going for such type of Property. Ramrajya is no different from Swarajya from Neptune. Yes, this time they have invested more in marketing and have gone for same Target Group "Lower Middle Class". The Mission is the same, solve the problem of the low income people & helping them to meet their dreams. The Question is how they have succeeded in getting the trust of big investor's and adding the big names like Madhuri and ISKON and many other's. And that too, after the mess they have created with Neptune Swarajya. The present situation in Neptune Swarajya is you will getting Rs. 3000.00 as Rent. The maintenance is Rs 1000 Approximately. So you will earn Rs.2000.00. If you have taken loan around 10 Yrs back then your EMI would be around 8000.00, so Return on Investment (ROI) would be -6000. And that too, after 10 Year of the Launch of Project. So, if you are a Investor this is not a good news for you. Also, due to low Rent the crowd which you see most of the time here is not much different from the slums of Mumbai. You will find the lobby full of chappals & dustbin. However if one is just going here due the price point, it will be advisable to go for Netpune Swarajya. Still there is huge stock which is available for sale.

  • The Builder here is just promising that he will give this amenities. He is not promising the period till it will survive, & of course that's something that nobody does. We will come back to this point latter. To Sale the property anybody has right to do Marketing and at the same time due to heavy investment in Marketing the Investors put all the pressure on the Sales team & hence the Poor Sale guy is forced to apply all the crooked things to convince the buyer. So stop abusing the poor guy, he is just a part of this ecosystem just like you are "a poor buyer". As per the amenities are concerned the survival of the same can be challenging, as the same depend on the type of people who are going to actually stay there. The Builder is just a institution who is doing his work of development & Earn in return of his hard Efforts & ensuring return to the core investors.

I need your help in understaning the situation in the market. 1) Have you Visited the existing Project of Neptune at Ambivali. 2) Have you asked this guys why they have not mentioned any success stories of there existing similar projects in there beautiful & Costly Marketing Plan. 3)Have you talked to the people who are currently staying there. 4)Have you asked the Sales Person what Percentage they will take away from you, once you plan to sale. 5)If you have visited the Swarajya Project, have you asked them why they supply water from the pipes, the one which are used by fire brigades. 5)Why are they connecting this pipes to fire brigade lines, is this not a theft. 6)Why are they mixing the hard ground water in the normal water. & are giving deaf ear to the one who are staying there.

  • After seeing lots of good ratings. Can anyone tell me the status of construction. They told like they have started construction but still its not started and sample flat is not ready. No body knows anything but still they give good comments on the basis of imagination, videos and false promises by sales manager and employees of ramrajya.
